Property valuation

Property Valuation. How much is your property worth?

First step when deciding to sell your Home is to find the right selling price. This can be done by requiring a property valuation.

What is a property Valuation?

A property valuation is a detailed report of the property’s market value. It gives critical information and insight into the price to sell. Evaluating the price of your home can be daunting. The internet is flooded with many providers and real estate agencies offering property valuations but how do you know which validation is correct or closest to your ideal selling price ? Did you know that most of the time the agent offers a property appraisal, not a property valuation ? There is a big difference. This is why the prices are not correct.

PROPERTY APPRAISAL VS PROPERTY VALUATION

What is a property appraisal?

A property appraisal is an estimate of the price of your property at a point in time. It is usually performed by a licensed real estate agent as a first document to give you a broad idea of what price you can approximately obtain for your property in the current market. However, the accuracy can be low.

Comparative market analysis which involves finding similar properties that sold in the area within 90 days. Agents will consider current competition, wider market trends, the property structure and its condition.

A property valuation is a detailed report of property market value with more detailed information.

What is the difference?

The accuracy and the level of confidence. A property valuation done by a certified property valuer is more accurate to find the right price for your property.

Who uses it?

Real estate agents mostly offer property valuation for free. And it is the same tool that you can find online too. However, when you download this tool online you have to enter a large amount of information on your personal situation, your finances and it can take a long time to fill up those forms and then you will be stuck in a contract or with someone who will cold call you for several weeks.

With Early Match, only little information is required to get your property valuation. We offer this service without you having to be locked into a contract. You can request this document to your mailbox quite fast. Early Match doesn’t enter into the details of your private life and earnings. When you contact us, you choose when it is convenient for you: in your own time, on your terms.

Why is a property valuation better than a property appraisal?

Depending on where you are in your selling journey, a property appraisal can be an excellent tool to have the first estimate. However, a property valuation will be necessary if you decide to sell your property and want to get as close as you can to the best price for your home.
