However, the accuracy can be low.

Comparative market analysis which involves finding similar properties that sold in the area within 90 days. Agents will consider current competition, wider market trends, the property structure and its condition.

A property valuation is a detailed report of property market value with more detailed information.

Who uses it?

Real estate agents mostly offer property valuation for free. And it is the same tool that you can find online too. We can call it the first step when you want to know your price. This is the valuation that most real estate agents in Australia offer when buying a property, house or unit. It is an automated valuation

Easy process. Not much information needed. Great report to have a first idea of your property price.

Cons:

This doesn't take into consideration the eventual renovations that you might have done on your property! It may not be accurate. If you require this document through a traditional real estate agency, chances are you are going to be contacted a lot! It doesn't always consider the market volatility. Your actual property price might actually be way higher or lower than what you get here.

OPTION 2 : ACCESS TO A MORE ACCURATE FREE VALUATION

What is it?

This type of property valuation is the most recent automated valuation service specialised for Australia. More accurate than Option 1 it is a mix of Option 1 + additional data. It is what we call a modern automatic algorithm. This valuation differs in the way the data is interpreted. A general model is more accurate, + modern.

Pros:

Easy process. The price is more accurate than option 1. Larger list of similar properties evaluated. It gives you a first idea of your property selling price.

Cons:

No property photos.

It doesn’t take your house renovations into consideration

Doesn’t take into account the market volatility. Your actual property price might actually be way higher or lower than what you get here.

OPTION 3 : GET AN EXPRESS PROFESSIONAL PROPERTY VALUATION

What is it?

This type of valuation is the first type of valuation done by an Australian recognized professional valuer. It is a professional valuation. Usually it will be 1 – 3 pages long and give you a more accurate idea of the price of your property

What is a professional valuer?

A professional valuer or Certified Practising Valuer is a person who, by education, training and experience is qualified to perform a valuation of real property. Done by certified valuer or financial institution.

This type of Valuation is a  Professional valuation recognised by banks.

What does the property valuation include?

  • Most relevant properties sold by a certified valuer
  • The market trends
  • Takes into consideration your eventual renovations
  • All other details from option 1 and 2

When to request it?

Anytime during your property journey. The sooner the better and thanks to its low price, you can require this a few times during your selling journey.

Basically, you can ask for this type of valuation when you want to have an accurate idea of your property price in the current situation

Although the accuracy is great, it is not a complete report. It will give you an overview. Once you are ready to sell, we advise you to get a 10 page report certified by a property valuer (option 4 below)

OPTION 4 : GET A FULL PROFESSIONAL VALUATION RECOGNISED BY BANKS

What is it?

Property valuation done by a professional valuer. The difference between option 3 and option 4 is the length of the report.

A professional valuer or Certified Practising Valuer is a person who, by education, training and experience is qualified to perform a valuation of real property. Done by certified valuer or financial institution.

This type of Valuation is a  Professional valuation recognised by banks.

What does the property valuation include?

A 10 pages detailed and complete PROFESSIONAL property valuation recognised by largest Banks in Australia. This type of valuation is recognized by professional valuer

When to require it?

As soon as you have decided to sell your Home. It Will give you an accurate idea of the price of your property at the time you are ready to sell.

It is a 10 page detailed report on your property price and the most accurate valuation that you can find on the market as it is recommended by banks.

Contrary to option 1 which is not accurate, this option is going to be extremely accurate and will reflect what the market is doing, will take into account your renovations, market volatility and any aspect that the previous valuation

Cons:

The price can seem a bit expensive. This is why we recommend getting this valuation when you are ready to sell. However, this will give you the best accuracy that you can get on the market! With Early Match, you get a discount. Are you ready to sell ?
